Our management service includes:
- The coordination and supervision of day-to-day repairs and maintenance reported by tenants, utilising our carefully selected panel of trusted contractors. Routine repairs may be authorised up to an agreed expenditure limit, provided sufficient funds are held on account. Expenditure exceeding this limit will be referred to the Landlord for approval, except in cases requiring immediate action to protect the property or its occupants.
- Regular property inspections, undertaken at agreed intervals, with written reports highlighting the property's condition and any recommendations for preventative maintenance or future expenditure.
- Administration and payment of recurring property outgoings, including service charges, ground rent, insurance premiums, utility accounts and other authorised expenditure where instructed by the Landlord.
- Management of utility transfers between tenancies, ensuring continuity of service and avoiding unnecessary disconnection, reconnection charges or administrative delays. We also liaise with the relevant local authority regarding Council Tax liability and occupancy changes.
- Assistance with insurance claims where required, coordinating information, contractor quotations and supporting documentation to help facilitate an efficient claims process.
- Management of end-of-tenancy dilapidations and deposit negotiations, enabling works to be completed promptly and professionally so that properties can be remarketed without delay and maintained to the highest standards.
- Where specialist advice is required, we can arrange for suitably qualified surveyors, engineers or other professionals to inspect, report and, where instructed, oversee remedial or improvement works on the Landlord's behalf.
